What Purpose do Club Wyndham Levies Serve?

With annual levies statements just days away from being issued to all Club Wyndham South Pacific owners, your Owner Information team would like to explain why you pay levies annually, where to access them and how to make a payment.

Why You Pay Annual Levies

Levies are the main source of revenue for meeting the annual expenses of the non-profit Club Wyndham South Pacific. Club expenses include:

  • Housekeeping, landscaping and maintenance
  • Staffing of resorts
  • Rates, insurance and other property taxes
  • Utilities
  • Body corporate fees
  • General administration fees
  • Resort management costs
  • A reserve fund for refurbishments
  • Club management including the provision of all legal, financial, human resource, IT and reservation services

Without annual levies, repairs, refurbishments and upgrades to your club properties would not be possible. The refresh of 56 apartments at Club Wyndham Shoal Bay and 22 apartments at Club Wyndham Golden Beach, the ongoing projects at Club Wyndham Dunsborough and Club Wyndham Melbourne, the repainting and new minigolf course at Club Wyndham Kirra Beach and many other projects this year were all funded by annual levies.

Annual levies are based on the actual costs to operate the club on a non-profit basis and club management attempts to keep any annual increase to a minimum. These rates are fixed, and you cannot negotiate the amount you pay.

In 2023, we are expecting an upwards movement in fixed costs like land tax, utilities (including electricity, gas and water), insurance and housekeeping costs – in some markets, it is likely to be a substantial leap from previous years. There will also be the added pressure of increases to real wages in the hospitality sector, in markets including Australia. The annual increase is limited under the constitution to five per cent or the All Groups CPI – whichever is the higher.

The number of vacation credits you own determines the annual levies you pay. Owners of more vacation credits pay higher levies based on their increased usage ability. 

Where to Access Levies and How to Pay

You will be able to find your 2023 levies statement and the 2023 club budget details on your dashboard, behind your owner login, from December 1, 2022.

Here’s a brief walkthrough below… it’s as simple as 1, 2, 3, 4!

On the Owner Dashboard, click on the 2023 Annual Levies link. You will be able to download a PDF, request that it be posted, or make a payment. (The screenshot below shows the 2022 link and has our personal identifiers removed.)

You can also make a payment or change your payment details by using the Set Up/Modify Autopay or Make a Payment links.

Book in a holiday while you are online!

We request that you please pay your annual levies on time. If you have any outstanding levies, you may find yourself unable to exercise your rights or the privileges of club ownership – for example, you will not be able to make new reservations and your existing stays may be cancelled. If the default continues, additional action may be taken to recoup the club’s funds.
